Challenge: HHS, a family-owned Hospital Housekeeping Services business, faced significant challenges with its downtown property, including issues related to drive time and parking. It decided to relocate its team to a corporate campus with improved access and amenities situated in an environmentally unique area near Barton Creek.

The project involved the development of the HHS Corporate Campus, covering a 28-acre site featuring an office building, four four-unit condo buildings, and a maintenance building. Since this area was unincorporated, there were no zoning regulations, posing a challenge to build a corporate campus near existing residential neighbors in Triple Creek Ranch.

Solution: A preliminary engineering study was conducted to create a comprehensive plan for the whole campus. This involved designing the entry boulevard, which is a private road within an access easement, as well as a detailed site plan and construction documents for Phase I development. Phase I included an office building, a multi-purpose building, and associated parking.

Stakeholder Coordination + Zoning

The Stakeholder Coordination process involved working with the campus design and permitting, obtaining environmental approvals from the Texas Commission on Environmental Quality (TCEQ), and participating in neighborhood association meetings to verify that the land plan considered the concerns of existing neighbors. A Contributing Zone Plan (CZP) application was required, which was crucial for projects located over the Edward’s Aquifer Contributing Zone. The CZP application, through the TCEQ, covered the Entry Boulevard, Phase I Site Plan, and PWS facilities.

Benefit: Relocating to the HHS Corporate Campus has alleviated downtown challenges like drive time and parking, offering improved access and amenities. This 28-acre development in an environmentally unique area near Barton Creek provides HHS with a more efficient and sustainable workspace.
