Flying Horse Residential Development

Located in El Paso County, near Colorado Springs, Colorado, Flying Horse Development is continuing the build-out of a 1,419-acre master planned residential community near the scenic Black Forest, a boasts expansive views of Pikes Peak.

Approximately 80 estate lots are already constructed in the adjacent community of Cathedral Pines, and 1,100 residential units are planned around an existing golf course. The biggest challenge for HR Green was creating a master plan that varied in density from previous approvals.

Working closely with the developer and surrounding neighborhoods, the updated master plan incorporated a variety of lot sizes ranging from 2.5 to 5-acre lots on the perimeter to ¼ acre lots internally. A network of trails and parks are incorporated into the existing drainage ways and other natural areas and connect amenities and neighborhoods.

HR Green worked with multiple stakeholders to help gain approvals for the modified densities and land uses. HR Green is utilizing its multi-disciplinary approach with land planners, civil engineers, and landscape architects working on the design of the master plan, and major infrastructure and starting the entitlement process.

The developer and community are pleased with the master plan modifications and look forward to the build-out of the community amenities. Future goals for the Flying Horse development include moving forward on the development of a centrally located luxury resort hotel and golf course clubhouse and developing the next stage of residential lots.
