HR Green was retained to perform a site feasibility study on two existing detention basins located in a retail development in Schaumburg, IL. The objective was to investigate the practicability of converting either of the basins into developable real estate. HR Green coordinated with the Village of Schaumburg and analyzed existing engineering plans and stormwater calculations to determine the anticipated stormwater needs and potential sizing and location of an underground detention system.

Upon determining that it was possible to convert one of the detention basins to a retail site, HR Green was contracted to prepare engineering and landscape design documents for the construction of a Trader Joe’s storefront. Staff responsibilities included construction drawing and cost estimate preparation, meeting attendance, coordination with permitting and municipal agencies, assisting the client with obtaining permits and approvals, dry utility coordination and scheduling, coordination with a geo-tech and underground detention system designer, contractor correspondence, shop drawing review and construction administration. HR Green’s staff knowledge and experience in implementing underground detention systems were integral to the approval and overall success of this project. Overall, the project consisted of displacing a 2.0-acre-feet detention pond and constructing a 12,705 square-foot building and 100 stall parking lot in the heart of the Schaumburg retail corridor.
