The Enclave at Stewart Crossing is a 21-Acre, 185-unit residential condominium community in Leander that includes over 5 acres of parkland area. Our team has supported the approval of the combined Concept Plan, Preliminary Plat, and PUD process prior to the Final Plat and full Site Plan process. A Public Improvement Construction Plan (PICP) will also be required for approximately 580 linear feet of offsite wastewater line improvements.
The Enclave at Stewart Crossing is located over the Edwards Aquifer Recharge Zone so a Water Pollution Abatement Plan (WPAP) is required to be permitted through the Texas Commission on Environmental Quality (TCEQ). We were able to manage restricted stormwater outfall options by designing separate batch detention ponds in order to outfall to separate downstream connection points. To mitigate any increases in developed flows and maximize developable land, stormwater detention volumes were stacked on top of the batch detention water quality volumes.
